The Company's in-house functions include acquisitions, credit research, asset management, portfolio management, real estate research, legal, finance and accounting. The Company's objective is to maximize stockholder value by providing a growing stream of earnings and dividends generated by high quality, diversified commercial real estate. It invests primarily in single-tenant, operationally essential real estate assets throughout the United States, which are leased on a long-term, triple-net basis to high quality tenants with operations in retail, industrial, and certain other industries. The Company operates through Spirit Realty, L.P. (the Operating Partnership) and its subsidiaries. The Company's real estate portfolio consists of approximately 2,115 retail, industrial, and other properties across 49 states, which are leased to 351 tenants operating in 34 industries.
